Sump Pump Installation
If water keeps showing up in the same corner of your basement after every heavy rain, a properly placed sump pump gives it somewhere to go.
DetailsJersey City neighborhood
Bergen-Lafayette runs downhill toward Liberty State Park and the bay, and the low blocks near Communipaw Avenue sit close to the water table. A working sump with a backup is the center of a dry basement here.

For sump pump installation, failed pumps and high groundwater in Bergen-Lafayette, call (201) 578-5199 at any hour. We find how high the water rises under your floor, set a sump basin with a check valve and battery backup, and run the discharge away from the foundation. You hear the typical cost range before we start.
The southeastern blocks of Bergen-Lafayette slope down toward Liberty State Park and the water, and much of that ground is low and filled. After a wet spell the water table rises close to basement floors, and water comes in at the cove joint, through cracks in the slab and around pipes that go through the floor. Owners often see it as a thin sheet of water spreading from one corner, or a damp ring around the boiler. It is groundwater, and the way to manage it is to give it a place to go. It looks minor at first, but it comes back with every wet spell.
Housing here is a mix. Older rowhouses have brick foundations, two-family frame houses have shallow basements or crawl spaces under rear additions, and new infill condos have poured concrete walls with tie-rod holes and cove joints. Each lets groundwater in differently, but the fix usually includes the same core: an interior drain that collects water at the base of the walls and a sump that sends it out. The difference from house to house is how much drain is needed and where. Crawl spaces under rear additions on the frame houses add a damp, musty layer that often needs sealing too.
We pick the sump location by finding the lowest point of the floor and the place where the discharge line can exit with the shortest run. Then we cut the slab, dig the pit, set a lined basin with a lid, and connect any interior drain. The pump gets a check valve so water does not fall back into the pit, and the discharge pipe goes outside and away from the foundation, never into a spot where it just soaks back in. In attached houses, that discharge path needs thought, because the side yard is often shared.
Access on Communipaw Avenue and the side streets is easier than downtown, but parking is still tight and many basements are reached through a rear yard or a narrow interior stair. We carry the basin and stone in by hand, keep the excavated soil bagged and haul it out at the end of each day. The work usually takes a day or two for a pump with a short drain run, longer when the drain goes around the whole basement. Our sump pump installation page has the steps in detail.

DetailsWhen groundwater keeps finding its way in at the base of your walls, coating the inside won't hold it back.
DetailsWhen a heavy storm sends dark, foul water up through your basement floor drain, the problem is the sewer, not groundwater.
DetailsIf the room over your rear addition smells musty or the floor feels cold all winter, the crawl space underneath is probably damp and open to outside.
DetailsA thin line of water creeping out where the floor meets the wall after a downpour is a cove joint leak.
DetailsA sump is only as good as its power supply. When the remnants of Ida came through north Jersey in 2021, basements flooded within hours, and in many of them the power failed while the rain was still coming. We put a battery backup on every new sump here and check existing ones for age and charge. If you already have a pump, sump pump repair can add a backup, replace a stuck float or fix a missing check valve without starting over. The backup unit sits beside the main pump in the same pit and runs from its own battery and float.
Bergen-Lafayette is also on the combined sewer. A sump handles groundwater, but it cannot stop sewer water rising through the floor drain in a heavy storm. For that, a backwater valve on the main line is the answer, and we tell you when that work needs a permit or plumber and coordinate it. Homes in Greenville to the south deal with the same mix of water table and sewer, so the advice carries over. Pairing the two is common in this part of the city, and the work can usually be done in the same visit.

At the lowest part of the floor, where water collects first, and close to an exterior wall so the discharge line can leave the house on a short run. We confirm the low point with a level and the water stains, check where pipes and the boiler sit, and pick a spot that is easy to reach for testing.
Not always. Newer poured foundations may have a footing drain and sump already. If the building has seepage at the cove joint or tie-rod holes, we often seal those and check the existing drain before adding anything. Where the water table is high and no drain exists, a sump becomes the practical fix.
It depends on the battery size and how often the pump cycles. During long storms with heavy groundwater, a pump cycles often and drains the battery faster. We size the backup for your basement, explain how long it should last under normal cycling, and show you how to test it before storm season.
